New real estate and quality of life in the Brühl Erfurt city district

Das Brühl (literally meaning a "wet meadow“!) has a rich history dating back to the Middle Ages – once the administrative seat of the Archbishop of Mainz with the "Mainzer Hof“, later the site of a large rifle factory, typewriters and microelectronic products were produced here from the interwar period until the reunification. From 1992, the brownfield site, with its considerable size and central location, posed both a major challenge and a forward-looking opportunity. The goal was to prepare the ground for new uses through planning, remediation, development, and marketing measures – an undertaking that required a holistic approach and a long-term commitment.

Steps for site development

In coordination with the city, LEG created a comprehensive plan for the development of the area. The basis for all further steps was a thorough remediation of contaminated sites and the dismantling of unusable buildings.

The area was provided with modern infrastructure in sections. This included the construction of roads and paths, the creation of accompanying green spaces, and the provision of utilities for electricity, (waste) water, IT, and district heating.

LEG invested in Brühl and acquired investors who purchased land and implemented projects. The key success factor was openness to a variety of uses – from residential to offices, culture, and even justice and administration.

In addition to the dismantling of old factory halls, the renovation of testimonies to the site's rich industrial history played an important role from the very beginning – for example, the Justice Center and the "Zentralheize" were created through conversion.

Attractive apartments and locations for companies in Erfurt am Brühl

A groundbreaking turning point for the site's development was the construction of the Erfurt Theater in the middle of the area at the end of the 1990s. This was followed by the construction of a hotel, a medical center, various modern office buildings, and several senior citizen centers. Attractive housing options were created through the residential park on Rudolfstraße, the "Barbarossahof“ and complexes in the central and southern parts of the area. Former administrative buildings became the "Technical Town Hall“. A large brownfield site thus transformed into a bustling district. The project will be completed shortly with the conclusion of construction work at Gothaer Platz.
