ERFURT_ Festive conclusion for the construction development of the large new residential area in Saalfeld: On Friday, June 20, 2025, from 11 a.m., LEG Managing Director Sabine Wosche and Saalfeld's Mayor Dr. Steffen Kania, together with project partners, will officially mark the completion of the "Graba II" area on site. Since late summer 2023, LEG has developed a total of 81 building plots for single and two-family homes on the approximately 7.1-hectare site. Supply and disposal lines have been laid, and roads and paths have been built. In addition, the landscape plan has been implemented. LEG invested a total of around 7.6 million euros in the purchase, planning, and development. The purchase price for the building plots is 154 euros per square meter. Sales can now begin, as the individual plots have now been entered in the land register. The marketing of the building plots is handled by the Real Estate Office of the City of Saalfeld, which, together with LEG, is the owner of the development area.
"For LEG, providing attractive residential building land is a central task that we have been successfully implementing for decades,” says LEG Managing Director Sabine Wosche ahead of the event. "We are pleased to be able to offer new attractive options for those interested in building in Saalfeld and the surrounding area with the completion of the development of the Graba II area. With its good infrastructure in the surrounding area, the site has a high location quality.“
Saalfeld's Mayor Dr. Steffen Kania adds: “I am delighted that it can finally get started. Building plots have been scarce in Saalfeld for years, while interest in building land has remained consistently high. With the designated building sites, we can now meet the demand, especially from young families, over the next few years and thus keep them in Saalfeld. The dream of owning a home in the countryside is to become a reality here in Saalfeld.”
Overall, LEG created around 8,800 square meters of roads and cycle paths as part of the development
paths. Furthermore, around 1,500 meters of pipes for rainwater and wastewater and around 1,900 meters of drinking water pipes were installed for the new residential area. Additional green spaces, together with many trees, will ensure the area's natural character in the future. The contractors for LEG were the Ingenieurgesellschaft für Wasserwirtschaft, Bauwesen und Umwelttechnik mbH (wbu) and August Dohrmann GmbH, both based in Saalfeld.
Background: On the history of the project
As early as the end of the 1990s, the first construction phase began at the Saalfeld-Graba site and was successfully completed in 2007. In accordance with the goals of the land use plan, the development plan for the 2nd construction phase came into force in October 2020. It was a long road before the excavators could finally roll. First, drainage had to be ensured by expanding the main collector from ZWA Saalfeld-Rudolstadt. In addition, an elaborate planning and land consolidation procedure was required. This involved a new sorting of the area, which was in very small-scale ownership. In 2022, archaeologists successfully examined the area, and subsequently the ordnance detection was completed. The official start of development took place on August 1, 2023.
