ERFURT – A celebratory conclusion to the construction of the large new residential area in Saalfeld: On Friday, June 20, 2025, starting at 11:00 a.m., LEG Managing Director Sabine Wosche and Saalfeld's Mayor Dr. Steffen Kania, together with project partners, will officially celebrate the completion of the "Graba II" development on site. Since late summer 2023, LEG has developed a total of 81 building plots for single-family and two-family homes on the approximately 7.1-hectare site. Utility lines have been laid, and roads and paths have been constructed. The landscaping plan has also been implemented. LEG invested a total of approximately €7.6 million in the acquisition, planning, and development of the land. The purchase price for the building plots is €154 per square meter. Sales can now begin, as the individual plots have now been registered in the land register. The marketing of the building plots will be handled by the Saalfeld City Real Estate Office, which, together with LEG, owns the development area.
“For LEG, providing attractive residential building land is a key task that we have been successfully implementing for decades,” said LEG Managing Director Sabine Wosche ahead of the event. “We are pleased to be able to offer new attractive options for prospective home builders in Saalfeld and the surrounding area with the completion of the development of the Graba II site. With its excellent surrounding infrastructure, the area offers a high-quality location.”
Saalfeld's Mayor, Dr. Steffen Kania, adds: "I am delighted that we can finally get started. Building plots have been scarce in Saalfeld for years, while interest in building land has remained consistently high. With these designated building plots, we can now effectively meet the demand, especially from young families, in the coming years and thus keep them in Saalfeld. The dream of homeownership in a green setting should become a reality here in Saalfeld."
In total, LEG created approximately 8,800 square meters of roads and cycle paths as part of the development
Footpaths. Furthermore, approximately 1,500 meters of pipes for rainwater and wastewater and approximately 1,900 meters of drinking water pipes were installed for the new residential area. Additional green spaces, along with numerous trees, will ensure a natural character for the area. The contractors for LEG were the engineering firm for water management, construction and environmental technology (wbu) and August Dohrmann GmbH, both based in Saalfeld.
Background: The history of the project
The first construction phase at the Saalfeld-Graba site began in the late 1990s and was successfully completed in 2007. In accordance with the objectives of the land-use plan, the development plan for the second construction phase came into effect in October 2020. It was a long road before the excavators could finally start work. First, drainage had to be ensured by expanding the main sewer line of the Saalfeld-Rudolstadt Water and Wastewater Association (ZWA). In addition, a complex planning and land consolidation procedure was required. This involved reorganizing the area, which was divided into very small parcels of land. In 2022, archaeologists successfully surveyed the area, and the ordnance survey was subsequently completed. The official start of development took place on August 1, 2023.
